Landlord Gas Safety Certificates in Manchester โ€” CP12 Issued Same Day

Gas safety inspections and CP12 certificates for landlords across Greater Manchester. Legal requirement, done properly, by Gas Safe registered engineers who've been working with landlords since 2009.

Legal Requirement

Your Annual Gas Safety Check โ€” Sorted

If you rent out a property with gas appliances, you're legally required to have a gas safety inspection carried out every 12 months by a Gas Safe registered engineer and to provide your tenants with a copy of the certificate. This applies whether you have one property or a portfolio of twenty. It applies to long-term lets, short-term lets, HMOs and serviced accommodation.

Torrent Plumbing carries out gas safety inspections across Greater Manchester and issues the CP12 certificate the same day. We work with individual landlords, letting agents managing multiple properties, and HMO operators who need reliable, scheduled inspections they can depend on. Our engineers are Gas Safe registered (reg: 000000) and carry the required qualifications to inspect gas appliances in domestic properties.

  • CP12 gas safety certificate issued same day

The Process

How a Gas Safety Inspection Works

Straightforward, thorough and completed in a single visit.

๐Ÿ“…

1. Book the Inspection

Contact us with the property address and a convenient time for access โ€” either with the tenant present or via a key if you manage it remotely. We'll confirm the appointment and remind you if it's part of a recurring schedule.

๐Ÿ

2. Engineer Visits

Our Gas Safe registered engineer attends the property at the agreed time. They'll need access to all gas appliances โ€” usually the boiler, any gas hobs or cookers, and any gas fires. The inspection typically takes around 45โ€“60 minutes.

๐Ÿ”

3. Full Check Carried Out

Each appliance is checked for safe operation, adequate ventilation, correct flue operation and gas tightness. The supply pipework is also checked for leaks. Any issues found are documented โ€” and if something is unsafe, we'll explain the next steps clearly.

๐Ÿ“„

4. Certificate Issued Same Day

The CP12 certificate is issued digitally the same day the inspection is completed. You'll receive a copy to pass on to your tenants within 28 days of the inspection (or before they move in for new tenancies).

What Landlords Need to Know

Gas Safety for Landlords in Manchester โ€” The Full Picture

Under the Gas Safety (Installation and Use) Regulations 1998, landlords have a legal duty to ensure that all gas appliances, fittings and flues provided for tenants' use are maintained in a safe condition. This means arranging an inspection by a Gas Safe registered engineer every 12 months, keeping a record of each inspection for at least two years, and providing a copy of the current gas safety record (the CP12 certificate) to each tenant. New tenants must receive a copy before they move in; existing tenants must receive a copy within 28 days of the inspection being completed.

Failure to comply is a criminal offence. The Health and Safety Executive (HSE) enforces the regulations and can prosecute landlords who fail to meet their obligations. Beyond the legal consequences, an uninspected gas appliance that develops a fault โ€” a cracked heat exchanger producing carbon monoxide, for instance, or a poorly ventilated gas fire โ€” puts the people living in the property at serious risk. Carbon monoxide poisoning kills people in the UK every year, and the majority of cases involve either no CO alarm or an appliance that hasn't been properly maintained.

The CP12 inspection covers every gas appliance provided in the property โ€” typically the boiler, gas hob or cooker, and any gas fires. The engineer checks each appliance for safe operation, tests for gas tightness on the supply pipework, checks that flues are clear and drawing correctly, and confirms that there's adequate ventilation for the appliances installed. Where an appliance is found to be unsafe, it will be classified as either "Immediately Dangerous" (ID) or "At Risk" (AR). An ID appliance must be taken out of use immediately; an AR appliance should be repaired or replaced as soon as possible. The engineer will explain this clearly, and we can carry out any remedial work needed.

For HMO (Houses in Multiple Occupation) landlords, the requirements are the same as for standard lets โ€” one gas safety inspection per year, certificates provided to all tenants. Where a property has multiple gas meters or appliances serving different parts of the building, each needs to be covered. If you manage a number of HMOs across Manchester, we can set up a schedule to manage the inspections and ensure nothing lapses, which is particularly useful as portfolios grow and it becomes harder to keep track manually.

Short-term lets and serviced accommodation โ€” including properties let through Airbnb, Booking.com or similar platforms โ€” sit in a slightly different position legally, but the principle is the same. If your property has gas appliances and guests are paying to stay, you have responsibilities around gas safety. The precise legal framework depends on the nature and frequency of the lettings, but the safe and sensible approach is to have the same annual inspection you'd arrange for a long-term tenanted property. We work with a number of Manchester landlords who run serviced accommodation properties and can discuss the specifics with you.

Many landlords combine their annual gas safety inspection with a boiler service โ€” it's sensible to do both at the same time, keeps everything on one visit, and means the boiler is properly maintained rather than just checked. A boiler that's serviced annually runs more efficiently and is far less likely to break down mid-tenancy, which saves you the cost and disruption of an emergency repair. Torrent Plumbing can carry out both the CP12 inspection and the full boiler service in a single visit, and we'll keep records so you know when each property is due.

Common Questions

Frequently Asked Questions

โ“

Is a gas safety certificate a legal requirement for landlords?

Yes. Under the Gas Safety (Installation and Use) Regulations 1998, all landlords who provide gas appliances in rented properties must arrange an annual inspection by a Gas Safe registered engineer and provide tenants with a copy of the certificate. This applies to all residential tenancies โ€” long-term, short-term and HMOs. Failure to comply is a criminal offence enforced by the HSE.

โ“

What does CP12 stand for?

CP12 is the form number historically used for the gas safety record โ€” it stood for "Certificate of Plumbing 12" in older terminology. Today it's more accurately called a Gas Safety Record or Landlord Gas Safety Certificate, but the term CP12 is still widely used and understood. It's the document that confirms all gas appliances in the property have been inspected by a Gas Safe registered engineer and are safe to use.

โ“

Do I need a gas safety certificate if I only have a gas hob and no boiler?

Yes. The requirement covers all gas appliances provided for tenants' use โ€” not just boilers. A gas hob, gas cooker or gas fire all need to be included in the inspection. If the property has multiple gas appliances, they all need to be checked as part of the annual inspection.

โ“

Can you manage annual inspections for a portfolio of properties?

Yes. We work with landlords and letting agents who manage multiple properties and set up a rolling inspection schedule so you don't have to track it yourself. We'll contact you when each property is due, arrange access with tenants where needed, carry out the inspection and issue the certificate โ€” keeping your records up to date across the portfolio.
