If you rent out a property with gas appliances, you're legally required to have a gas safety inspection every 12 months by a Gas Safe registered engineer and provide tenants with a copy of the certificate. This applies whether you have one property or a portfolio of twenty — long-term lets, short-term lets, HMOs and serviced accommodation.

How it works

From booking to certificate

Book the Inspection

Provide the address and access details. We can work with tenants directly or via a key if you manage remotely. Recurring schedules available.

Engineer Attends

Our Gas Safe engineer visits at the agreed time. They'll need access to all gas appliances — usually boiler, hob, any gas fires. Typically 45–60 minutes.

Full Check

Each appliance is checked for safe operation, ventilation, flue operation and gas tightness. Supply pipework is checked for leaks. Any issues are clearly documented.

Certificate Same Day

The CP12 is issued digitally the same day. You'll receive a copy to pass to tenants within 28 days (or before they move in for new tenancies).
