Chimneys are exposed to the elements year-round. When the pointing deteriorates or flashing fails, water gets in — and damage follows quickly. We repair chimneys properly, from repointing to full stack rebuilds.
Most chimneys on South Manchester properties were built in the Victorian or Edwardian era. The pointing — mortar between the bricks — has a lifespan of around 25–30 years in our climate. After that, it begins to crumble, allowing water to penetrate.
The lead flashing around the base of the chimney is also a common failure point. It's designed to seal the junction between the chimney and the roof, and when it fails or pulls away from the wall, water tracks down into the roof void and sometimes through to the ceilings below.
For most repointing and flashing repairs, we can access the chimney from the roof plane — no full scaffold required. For structural work or pot replacement at the top of the stack, a tower scaffold or full scaffold is the only safe approach. We'll specify what's needed in your survey and include it in the quote.
