An Electrical Installation Condition Report (EICR) tells you the true condition of your wiring and electrical installation. Required for rental properties, often requested by insurers, and essential peace of mind for any property owner.

What is an EICR?

An Electrical Installation Condition Report (EICR) — formerly called a Periodic Inspection Report — is a thorough inspection and test of your property's fixed electrical installation. A qualified electrician checks every circuit, tests the earthing and bonding, and identifies any damage, deterioration, or defects that could pose a risk.

EICRs are now a legal requirement for rental properties in England, Wales, Scotland, and Northern Ireland. Landlords must have a valid EICR in place and provide a copy to tenants. The maximum interval is 5 years, or at change of tenancy.

For homeowners, an EICR is strongly recommended when buying a property, when the wiring is over 10 years old, or when undertaking major renovation work. Many insurers now request one.
